The first action in buying a new home is for us to identify the neighborhoods you want to live in. Drive around during the night and day. If you are not local, make a visit just to explore and if not, we can discuss some options based on your needs and wants.

The homebuying process involves several steps and procedures. Here is the high-level look at the home buying process from start to finish.

STEP 1: GET PRE-APPROVED

Why should you get pre-approved by a mortgage lender? Simple – to determine what you can comfortably afford. It also allows us to move quickly when we find the right home for you. I am happy to recommend a trusted and vetted professional who can speak with you about your financing options and have provided some names below for your convenience.

STEP 3: BOOK A CONSULT

We go deeper into your needs and wants and clear up any concerns or questions you may have. We can also discuss the best strategy based on your pre-approval and any homes that you are in love with. We are available in-person or by Zoom for the consult.

STEP 4: SIGN BUYER BROKERAGE AGREEMENT

Since I am a professional, I pride myself in providing an outstanding customer experience. I do this with our Buyer Brokerage Agreement, which allows me to represent you, answer your questions and provide assistance to the highest level. I will send this to you electronically to sign from any device you choose.

STEP 5: FIND THE ONE

We will visit the homes that you are most interested in, to determine the best fit for you. I also offer a variety of options from reviewing the information with you, getting a video tour of the home to review and more…..

Once you’ve narrowed down your list and have a clear favorite, we’re ready to make an offer on your home.

STEP 6: LEARN TO NEGOTIATE

As the market trends, laws and practices change, negotiation involves skill and education. This workshop will help you to navigate the negotiation process like a pro.

STEP 7: EXECUTE CONTRACT

We are ready to help you navigate all of the steps that lead to a successful close.

STEP 8: HOME INSPECTION

A professional home inspection, which discloses vital information about a home, is a must before finalizing your purchase. I provide trusted and vetted home inspector contact information so that you can schedule with peace of mind.

STEP 9: HOME INSURANCE

Home insurance protects your new home and belongings from accidental damages. Make sure you insure your home with a plan that fits. I am happy to recommend home insurance providers to shop.

STEP 10: HOME WARRANTY

Secure a home warranty to maintain the essential, major systems and appliances that can be costly to repair out of pocket.

STEP 11: TRANSFER UTILITIES/MAIL

Often forgotten until the very last minute. It can sometimes be done weeks in advance. Mail transfer should be done the day before closing. Please also update your credit card and billing companies.

STEP 12: FINAL WALK-THROUGH

A 10-15 minute walk of the home to make sure there has not been any significant changes, all items are removed (or left behind if negotiated prior) and no damages.

STEP 13: CLOSE

Your new home is close at hand! Let’s get ready to gather the required documents, sign the paperwork, and hire a mover.

THE NEW CONSTRUCTION DIFFERENCE

The process with New Construction is slightly different and yet our role is to ensure that you receive the best representation throughout. If you are interested in both new construction and resale homes or new construction only homes, we will take some time to discuss the differences and the pros and cons.
